This module is the central database for the speedikon® FM system. It facilitates the hierarchical structuring into an infinite number of levels and the gathering of edificial data such as rooms, space, inventory, personnel and cost centres.
The complete graphics and database integration safeguards redundance-free and consistent sets of data. The object data can be processed either graphically or alphanumerically.The report- and list generator allows for almost every user-defined evaluation. These evaluations are available either graphically (e.g. with coloured attributes) or in form of lists.Intelligent import-functions for CAD-data and ASCII-tables facilitate easy import of large amounts of existing data stock.

Inventory
Inventory like furniture, EDP devices represents values in the context of fixed assets. The value can be calculated more exactly if the inventory is documented in the FM system. This is also necessary if the inventory should be moved together with the personnel. To identify the right furniture they need unique object number. For the movement planning you can create independent variants of room layouts based on the stock. In support of the process of the inventory planning, the inventory and the move mobile solutions based on barcode scanning can be integrated into speedikon® FM.

The speedikon® FM Cleaning Management provides the main planning and accounting basics for the reduction of efforts for the maintenance and window cleaning, as well as for the adjustment of cleaning performance to guidelines, such as employee capacities.
The usage of data from the area visual space planning reduces the efforts of acquisition and servicing to a minimum and guarantees the timeliness of space data.
This is possible because of the individual evaluation and specification of the factors of individual spaces (amount, frequency, m²/performance) which determine the cleaning efforts. A separate evaluation of complete or partial cleaning as well as external and internal cleaning is possible.
Based on batches, statistical values and costs for the maintenance and glass cleaning, as well as the actual and planned state be recalled.
High performance functions facilitate planning and quickly checking the results of factor changes, such as the m²/performance or the cycles, on the cleaning effort.

speedikon® FM Access Management enables complete and concise administration of access to your estates. It also supports you with issuing and collecting keys to/from internal as well as external personnel. The installation and dismantling of key cylinders, as well as the stock keeping of keys and key cylinder are part of this module. The, in the standard version contained, key and key cylinder index guarantees complete documentation and archiving of all procedures in the daily access management.
The already existing object, such as rooms and personnel can be used because of the integration in speedikon® FM building structure. In combination with the graphic view, plans of tagged key cylinders can be created. Furthermore it can be checked, who can access which room.

The module FM Webdesk Conference supports companies with the daily duties of bookings and conference room allocation via internet or intranet. Graphically oriented overviews create a quick summary of the current booking situation. A booking can be made in a freely definable time pattern or periodically over longer time periods. The user defines how many rooms, for how many participants, with which equipment are needed at what periods of time. Cancellations and changes of own bookings are possible at any time.
The catalogue functions enable the user to book additional services, such as catering and technical equipment. Seating arrangements for the individual rooms are also supported. Updating and administration of the information can be done in a concise administration mode.
The bookings are allocated directly to the appropriate user. This is done through costs centre settlement or by allocating them to an external company. You enter the cost centre when the booking is made, thus assessment and allocation of all costs concerning the conference room administration are guaranteed.

Technical building equipment strongly differ in the features required for the object description as well as in structure from building and room structures.
To record and represent technical installation ideally, a system has been developed, which seamlessly fits into the building.
For each technical object, a multitude of features may be filed, logical connections with other objects established and the installation structure represented.Each object may lie in a room and in the graphical view it is visible and may be processed. For labelling SIM objects, specific labelling systems (AKS) are available or may be individually adapted.
Due to its link to speedikon® FM Maintenance, the SI Manager is the basis for preventive maintenance, quality inspection and repairs.
Work schedules with time intervals can be deposited as well as the status of work carried out. In combination with the speedikon® FM Energy Management, tables with numeric values (e.g. energy consumption) may be stored and evaluated with the SI objects.
The standard systematics of speedikon® FM facilitate the application of the list- and report-generator with regard to the SI objects for the creation of required reports

In the facility management the simplification of the processes and the optimisation of the communication rank first while creating a more efficient process. The process of the fault report and his management is a case which can be optimised very easily.FM Webdesk Helpdesk is a web-based module which optimises the communication and the process. The user gets role-specific different user interfaces. The normal user, everybody in the company, enters a fault report and controls his own messages. The state is marked by different colours and immediately visible. Reclamations are used for the documentation of not orderly processed messages.
The coordinator appoints who has to solve the problem. The processor can be an employee of the coordinator, another unit of the company or an external service provider.

speedikon® FM Maintenance enables systematic logging and execution of maintenance and repair duties. The user is supported with on-demand and cyclical tasks for the preventive maintenance as well as with repairs and inspections. The complete integration in the speedikon® FM System, especially the speedikon® FM SI-Manager, allows for the clear allocation of measures to selected objects. The tasks can be tracked via the object.
Specific budgeting and logging of maintenance expenditures is possible with speedikon® FM Maintenance. Costs are allocated to individual tasks and can be used for internal and external cost allocation.
The automatic execution of tasks and creation of reports is enabled by the direct link to the building control system.
The entire workflow, including malfunction reports, orders for fault clearance and accounting, can be realised, in combination with the Helpdesk.

The search engine in speedikon® FM is the central tool. It is integrated into the system in different forming. She can be a discrete module as well as part of module.As "object search and editing" the search engine is part of the base of speedikon® FM and is there used for searches for defined objects and their easy editing. Here you edit all catalogues like addresses, cost centers, or catalogues for object attributes like cleaning groups or use according DIN 277 as well as functions trees for modules like cleaning management.You can search object type-specific or type-spanning. To identify object efficiently you can use defined search criteria which are very specific depending an object type and functionality.

speedikon® FM Document Management is an effective tool, with which documents can be administered using alphanumerical and graphical structures. All document types with windows compliance, can be used. Access to the documents can be gained via the object they are allocated to or via the different processes.
Easy access to stored documents is possible with the graphical navigation system. Especially user-friendly is the Hot-Spot-method which shows the existence of documents using a special pointer.
Depending the type of document, important information, such as respites, dates and responsibilities, can be stored and evaluated with structured search methods.

The facility management system is often used as a data collector for basic claims data as well as dynamic data from processes. Often this data should be edited de-central from user not belonging to the facility management department. Normally they have only limited functionality.In the FM Webdesk active you can recall data of real estate, building, room, area, personnel and inventory as well as edit this data via web. If the finance department is responsible for the allocation of cost centres to the areas it gets a single function via web-portal for this task only.All information can be edited user-profile-specific via web application. Especially the changing of defined attributes of objects is important. They will be updated on-line in the database to enable the user to work with the same current data all the time.

Corporate-wide distribution of information
Information, collected and generated in the facility management department, are not only interested for the facility management but also for other departments. The easiest way to distribute the information corporate-wide is a web-based portal. FM Webdesk passive is a web-based portal that works independent or is integrated into an existing intranet portal in the company. Via this portal facility management information can be distributed user-profile-specific.All employees can recall approved information of real estate, building, room, area, personnel, inventory or service installation via the portal. Pre-configured searches enable a intuitive handling. Depending on the object type you can qualify the results with specific search criteria. Via result lists detailed information for an object can be opened. Linked documents are available and can be opened.

As part of our speedikon® FM product range we can offer you interfaces to already implemented SAP systems, to facilitate the transfer of data from one system to another. In both applications the core competence should be executed and the for this necessary data should be provided by the other system. For the data change in SAP, two possibilities can be used. Firstly, a bi-directional ASCII interface for the use between the SAP and speedikon® FM modules was conceptionalised, which can be activated periodically or manually. Secondly, an online-interface based on BAPI/RFC can be used. Data and objects are exchanged bi-directionally between speedikon® FM and SAP. The Grade of integration of the online-interface is very high.

The use of geographical information systems (GIS) in combination with facility management provides a major additional benefit. Having the geographical orientation as a focus, the GIS solution targets the site and the respective objects from an outward perspective. In return, the facility management system delivers data from inside the building and the technical installations and represents the related business processes.
The graphic of the speedikon® FM system is only used, when graphical information from inside the building is needed. A toolbar is integrated in ArcMap with which various functions of speedikon® FM can be executed.
The closed polygons and object points in the ArcMap application can easily be linked to the selected objects from the speedikon® FM database. The link is created via a click on the button and the selection of the objects from a freely configurable object search.
In addition to the building specific objects, technical installations documented in the module speedikon® FM Services Installation Manager (SIM) can also be linked to ArcMap. If the technical installation also represents a data point in the energy management system, measured values can also be accessed.
A further function in ArcMap allows for the execution of the "General Search" in speedikon® FM. Objects and their properties are accessible even if they are not directly linked to the ArcMap graphic.
Due to the scalability, various task specific interfaces can be used in the projects. A number of different configurations of the interface can be used spanning form purely alphanumeric editing of the the FM data, to the integration of the FM graphic in ArcMap.

This tool combines our graphics-technology with a complex database system. The graphically based administration of computer centres is the major task of this software. The user has numerous options in the administration, starting with the creation of the accommodation, up to placing every single server in an already placed rack. Further, the tool offers integrated user management, which even enables the administrator to allocate computer centre access rights to users or user group. Server and racks can be created in the tool, then provided with parameters and finally stored in an index.

The workflows developed in this way are browser-based and allow for access to the data within the FM System. Solutions that are individually designed for the company and provide an optimal representation of their processes can be created using standardised methods.

Data import
The base module contains a number of functionalities which are necessary to use speedikon® FM independent of licensed modules on the computer. The definition of the object structure is the first step before importing data into the system. This structure can be very individual depending on requirements of the company. More than one structure can be used parallel to create the optimal view of the company.
The second step is the filling of the system with data. The graphical import from format-independent CAD data is divided into two steps, preparation of the import and the import itself with a workflow-based tool into the defined structure. Using this import not only the floor plans will be imported but also rooms and areas can be generated automatically depending on the quality of the CAD plan.
